ServiceTrade is field service management software built specifically for commercial mechanical and fire contractors: HVAC, refrigeration, fire protection, and electrical service providers that maintain equipment for other businesses. Unlike residential-focused platforms, it is organized around service locations and the assets inside them, so a technician arrives already knowing every rooftop unit, its history, and its inspection schedule.
The product centers on recurring service agreements, deficiency capture, and turning findings into quoted repair work. A tech logs a failing compressor with photos on site, and that deficiency becomes a quote the office can send while the memory is fresh. A branded customer portal lets building owners view service history, approve quotes, and read inspection reports.
That asset-and-contract orientation is what separates it from general FSM tools like Housecall Pro or Jobber, which lean toward residential one-off jobs. ServiceTrade trades some simplicity for depth in commercial recurring maintenance.

The asset-centric model is overkill if you do not maintain equipment over time.

Buy ServiceTrade if you are a commercial mechanical or fire contractor with a real technician crew and a maintenance-agreement business, and you want asset history, inspections, and deficiency-to-quote selling in one place. Residential-only shops, solo operators, and anyone wanting flat published pricing or heavy self-service customization should look at simpler FSM tools instead. Budget for onboarding and accept that deep reporting may cost extra.
